Work with your builder to outline a clear budget and investment goals. Transparency from the start ensures your home is designed within your financial expectations.
Secure Financing & Pre-Qualification
Meet with a lender to obtain a pre-qualification letter with underwriters’ approval. This step ensures you have a firm financial commitment to move forward with the build. We can also recommend preferred lenders with competitive rates.
PRE-CONSTRUCTION AGREEMENT
Sign the Pre-Construction Agreement
Formalize your commitment with an agreement that includes an initial deposit. This deposit is applied toward the total purchase price of your home.
Utilize Builder Expertise & Project Management
Your deposit covers the builder’s expertise in home design, engineering, and project coordination, ensuring a seamless planning process.
Engage in Design & Planning
Work closely with the builder to refine your vision. This phase includes discussions on style, floor plan, and exterior/interior elevations. Initial sketches and concepts will evolve into detailed working drawings.
Order a Soils Investigation
The builder will arrange for a site-specific soil test to determine the best engineering approach for your lot and home design.
Proceed with Structural Engineering
Once the soil investigation is complete and you decide to move forward, the builder will initiate structural engineering for your home’s plans and foundation.


HOME CONSTRUCTION AGREEMENT
Sign the Home Construction Agreement
This agreement details the purchase price, payment terms, financing, and the construction process. Depending on your financing arrangement, an additional deposit may be required.
Permit & Plan Review Submission
The builder submits your home plans for permit approval and plan review, ensuring all requirements are met before construction begins.
Secure Construction Financing (If Applicable)
If financing is needed, the homeowner finalizes the construction loan and closes on the necessary funding.
Begin Construction
Once the permit is approved, construction officially begins, bringing your custom home to life!
